Signs your roof may need repairing
Roof problems are often easier to manage when they are investigated early. Some signs are visible outside; others first appear as changes inside the property.

Visible signs outside
From safe ground level, changes to the roof covering or roofline may indicate that part of the system needs attention.
- Slipped, missing or broken tiles and slates
- Loose ridge or verge details
- Damaged flashing around chimneys and walls
- Sagging or leaking guttering
- Debris appearing after strong weather
Signs inside the property
Water does not always travel straight down, so the internal mark may not sit directly beneath the fault.
- New damp marks on ceilings or walls
- Discoloured roof timbers
- Daylight visible from the loft
- Persistent musty smells after rain
What to do next
Photograph what you can see without accessing an unsafe roof. Note when the problem appears and whether it changes with wind or rain, then send those details with your quotation request.
Never climb onto a roof or enter an unsafe area to investigate or take photographs. Contact a roofing professional instead.
